Consider this

Buyers will build their home on leased lots. This has great benefits.

  1. Initial Cost Savings: Purchasing land, especially in sought-after locations, can be pricey. By choosing to lease the ground, you can considerably cut down your initial expenses. The money you save from not buying the land can then be channeled into constructing a superior house or invested in other ventures.

  2. Access to Prime Locations: Some prime real estate spots might be unaffordable for you if you were to outright purchase the land. Leasing can be your ticket to residing in a coveted area that you wouldn’t otherwise be able to afford.

  3. Less Financial Risk: If the market dips and property values go down, you won’t have to worry about the land’s devaluation – that’s the landowner’s concern. Your primary focus will be the value of your house.

  4. Potential for a Better Home: By not investing a hefty amount into land acquisition, you might have more resources to build or acquire a more substantial or higher-quality home.

  5. Flexibility: When your lease ends, you’ll have choices: renew the lease, buy the land, or perhaps move to a new location. This offers a layer of flexibility that outright land ownership might not provide.

  6. Tax Implications: Depending on your local tax regulations, building on leased ground might provide some tax benefits. In some places, property taxes can be lower for homes on leased land.

  7. Community Amenities: Some land lease communities might present shared amenities like parks, swimming pools, and recreational zones. You get to enjoy these without the headache of maintenance.

However, you should also be aware of potential challenges:

    1. Finite Lease Term: Remember, land leases won’t last forever. When your lease runs out, the land (and possibly your house) might go back to the landowner unless you make another arrangement.

    2. Depreciation: Your home on leased land might lose its value faster than those on owned plots.

    3. Mortgage Challenges: Getting a mortgage for a home on leased land can be tricky. Some lenders might be reluctant, or the terms might not be as favorable.

    4. Rising Ground Rent: Keep an eye on your lease agreement. It might allow the landowner to hike the rent from time to time.

    5. Sale Challenges: When the time comes to sell, having a home on leased land might pose some challenges. The remaining duration of your land lease can influence its appeal to potential buyers.

    6. Loss of Control: Without owning the land, you won’t have the same autonomy over it. There might be specific limitations on what you can and cannot do.

Who is the Johannes Bosco Foundation

Discover the historical charm of properties originating from the famed Plantation Nooitgedacht, more commonly recognized as Brakkeput Ariba. This sacred land was once bustling with the activities of the Crusaders of St John, fondly remembered as the “Brothers of Brakkeput”. They passionately provided workshops for (Catholic) boys from underprivileged backgrounds, equipping them with skills in carpentry, car mechanics, and various other trades. Additionally, they operated a boarding school, serving as a haven for boys from Aruba, Bonaire, the Windward Islands, and Bandabou, facilitating their education journey in Punda and Otrabanda.

Although the era of the “Brothers” has since concluded, the Foundation transitioned its mission to extend financial aid to projects for disadvantaged youth. With time, this noble mission has only broadened in its scope and outreach.

The Foundation pays tribute to its namesake, the revered 19th-century Italian priest, Giovanni Bosco – affectionately known as Don Bosco. He was a beacon of hope, revolutionizing the education system in Turin and globally, by emphasizing robust, wholesome learning. Canonised in 1934 after his passing in 1888, Don Bosco’s legacy is celebrated annually on January 31st. On this day, the Johannes Bosco Foundation generously donates to various commendable organizations in Curaçao.
